Proposed Plan Change No. 32: Clevedon Village
Plan Change 32 – Clevedon Village is a change to the Manukau District Plan. It introduces a number of new zones in and around the Village, the main result of which will be to provide for the future growth of up to 600 new households. The plan change is a significant one, and is the result of a detailed structure planning process conducted by the Council in consultation with the local community.
Overall Framework for the Proposed Clevedon Village Plan
The overarching strategy for growth in Clevedon is intended to ensure that the village retains and builds on its current character and rural feel.
The following key principles have been incorporated into a Clevedon Village: Proposed Plan Change to the Manukau Operative District Plan.
- It adopts a Structure Plan to guide the future expansion of the Clevedon Village.
- It is intended that the Proposed Clevedon Village Plan has long term sustainability by taking a comprehensive approach to the planning for new residential, rural, business and special development zones in a way that provides a business/ community heart in the centre of the Village, surrounded by housing of a decreasing density, leading in the periphery to small farms and beyond that to the rural hinterland.
- It applies sound principles of urban design to ensure that the future form within Clevedon complements and enhances the village character of Clevedon and its surrounding rural countryside.
- It identifies new roads, pedestrian connections and bridle paths/recreational trails to enhance connectivity and permeability within Clevedon and to the surrounding environs.
- It identifies additional buildings, structures and trees for inclusion within heritage schedules.
