How rates are calculated
Manukau City Council calculates your rates based on the annual value of your property, as determined by the independent valuation company
Quotable Value.
The rates billed for Manukau ratepayers have risen by an average of 6.4% for the 2010/2011 year. Of this, 3.8% relates to increases in the cost of services and facilities provided by Manukau City. The remaining 2.6% is due to the increase in GST and an increase in the Regional Amenities Rate which funds regional facilities such as the Zoo, Auckland War Memorial Museum and MOTAT.
In some instances, the actual amount billed this year, compared to last year's amount will be different from the 6.4%, because of all or any of the following:
- A change in Annual Value due to a correction of the District Valuation Roll or the settlement of a valuation objection
- Any alterations to your property, such as new buildings, additions or demolitions etc.
- A change of Rating Category - the rating category could have changed because the property is being used for a different purpose, for example changed from residential to business.

Your Rates and GST
The rates for 2010/2011 have been set to include the rise in GST effective from 1 October 2010.
Instalment 1 contains GST at 12.5% and the subsequent instalments contain GST at 15%.
To calculate the amount for each instalment we have added the totals for all instalments together and divided by 4.
We have amended the rates invoices to clearly show the GST amount for each invoice.
