The Residential Apartment Design Guide is being produced to establish a set of minimum criteria and related provisions which will direct the good design and development of residential apartment buildings in Manukau.
It will give useful guidance to developers when planning apartment buildings, as well as ensuring they are good quality and work for the people living in the building.
It will also be an important resource for council planners responsible for creating new plans relating to residential apartments and for assessing residential apartment development.
The guide directs and encourages efficient processes and decision making as well as defining the level of quality of the built environment expected by all. It provides the ’how to’ of designing better built outcomes.
The drafting of an apartment design guide was identified in the council's Urban Design Action Plan as a way to bring better built form outcomes to Manukau. Produced by the council's Urban Design Group, the intention of the guide is to inspire high quality and well functioning designs for apartments that respond to their local environment and make better places for people to live in and around.
The guide is part of a package of initiatives which include city and town centre revitalisation studies. These projects further focus on the primary opportunities and constraints of a given area, to determine the overall layout for future development. Ultimately the guide and the town centre plans will operate in combination to drive context sensitive, spatially resolved developments that contribute to high quality living environments and enhance a sense of place.
